We encourage you to attend the inspection or at least be there at the end for the 30-minute walk-thru. If you’re out-of-state, we can do a video call walk-thru. Our goal is to help you fully understand the condition of the home so you can make a wise decision about your purchase. Once our report is complete, we will email you the detailed, custom report by that evening.

How Serious Can the Home Inspection Get?

About 8 years ago, we did an inspection south of 370 near 36th…a short drive to Offutt AFB. The house sat on the S end of the circle and backed up to a creek. The house was built in the 80’s, around 2,500 sf, had a peaceful backyard with trees surrounding the property, and the Sellers were meticulous! What my clients and the agent couldn’t see until I climbed down to the creek and looked up was their massive 3-tiered retaining wall that held up their small back yard, which then held up their foundation, was failing. The wall was leaning considerably into the creek. This had in turn caused the back yard to slide and drop, which then caused the foundation to settle. Getting out my laser-level, I was able to prove exactly how many inches the house had settled. The issue was so serious that my client walked away and the Seller ended up taking their home back off the market to make the structural repairs. I had to recommend a Soils Engineer for the back yard shifting towards the creek to determine how stable the soil was under the foundation, a Structural Engineer to design and oversee the repair to the massive retaining wall, and a licensed Foundation Contractor to attempt to pier up the foundation to lift and stabilize the house. Our Home Inspection truly saved our client from making a disastrous financial decision!
