Greg Wayman is the President and ASHI Certified Inspector of Foundation-2-Rooftop, Inc. As a full-time inspector for over 19 years, he has conducted over 4,000 full home inspections. Greg is Heat Exchanger Experts Certified and has his NE Radon Measurement License. He was a founding member and President of The Nebraska Chapter of NAHI (National Association of Home Inspectors), served nationally on NAHI’s Board of Directors including being Secretary/Treasurer. Greg was the first Home Inspector in Nebraska and Western Iowa to include heat exchanger inspections in his regular home inspections. Throughout the years, approximately 1 out of every 4 furnaces he inspected he found to have a crack in the heat exchanger! It states: “Inspectors shall not directly or indirectly compensate realty agents, or other parties having a financial interest in closing or settlement of real estate transactions, for the referral of inspections or for inclusion on a list of recommended inspectors, preferred providers, or similar arrangements.” There are a lot of kickbacks going on in the Omaha real estate market where home inspection companies are paying for office leases of real estate agent teams, paying kickbacks directly to the broker or team leader, or paying kickbacks to the individual agent for each inspection they steer over to them. One form of this is having the home inspection company pay for exclusive marketing rights to be in front of the larger real estate company’s agents. These inspection companies don’t just cut a check and become an affiliate. They have to prove to the broker or team leader that they won’t be a deal killer. In other words, they have to have a reputation among the agents in that office to soften the inspection results before they are invited to pay-to-play. To spot those pay-to-play or “preferred partner” relationships, simply go to larger real estate company websites and the inspection companies listed on their sites have proven they will help push the deals through and have paid for those future referrals. These inspection companies notoriously never find any major issues on their inspections for fear of jeopardizing their relationship with the agent, team leader, or broker. These inspection companies intentionally miss major problems that put your family’s safety at risk and can cost you tens of thousands of dollars in major repairs. Buyer Beware!!! We recently performed an inspection right after a real estate agent’s preferred inspector performed their inspection on the same property for the same client. The client was pushed into the 1st inspection by their own agent, then hired us to perform the real inspection after realizing they had been played. See the results for yourself:

Each inspection report reflects the true condition of the specific property we are inspecting. We typically take between 130 and 200 photos per inspection and include a large share of them in the report. We describe in detail the property conditions complete with our recommendations. We don’t cut corners like most of our competitors and use vague canned verbiage and only 10-20 photos.

This is a recent home inspection that Greg performed after one of our competitors inspected the same house. He found the entire front side of the house in the living room sloped downhill 1 1/2″ on a 13′ span and in the basement there were noticeable cracks running parallel to all 4 foundation walls approximately 4′ in where the concrete floor had settled and sloped approximately 3/4″ to 1 1/8″ towards the foundation walls. Our competitor didn’t notice or document either area of structural settlement! Below are excerpts from both reports. Greg Wayman is the ONLY Home Inspector in the Omaha Metro that is Heat Exchanger Experts Certified and actively apply those techniques to find cracks in furnace heat exchangers. Our running average is approximately 1 in 4 or 5 furnaces we inspect have cracked heat exchangers. We feel it’s critical for our clients to know if there is a risk of carbon monoxide poisoning. (Note: These techniques go way beyond just using a CO detector which is what the rest of our competition does or at least should do.) At this point, we’ve lost count exactly how many cracked heat exchangers we’ve found, but it’s somewhere over 800 of them! That’s a lot of families we’ve protected!
